orientation towards real assets (or hard assets)

Sach- und Substanzwerte are pretty much the same and refer to whatis called "real assets" or "hard assets" as far as I know.
German Definition of "Sachwerte"

English definition of "real assets":
The term "real assets" refers to a broad category of investment options that are characterized by the fact that they are tangible (as opposed to stocks, bonds, and CDs which are "paper" assets.) Real assets, also sometimes called hard assets, can play an important part in any investment portfolio - including those focused on safety and income. I think it's just a fancy way of saying they're placing more of a focus on the quality of the stocks they invest in. You could also say "increased emphasis on stock picking".
