He mentioned earlier in the text investments in precious metals and real estate (among other things), but I don't know if that's what he's referring to with this.

And without giving away any names, who is "wir"? Presumably somewhere in the document it says what kind of fund it is? I'm just trying to get more of an idea of what they're investing in.

Sach- und Substanzwerte are pretty much the same and refer to whatis called "real assets" or "hard assets" as far as I know.

German Definition of "Sachwerte"
Auch: Substanzwerte. Als Sachwerte bezeichnet man Kapitaleinlagen die weniger durch Inflation gefährdet sind als Nominalwerte wie z.B. Geldforderungen. Sachwerte sind insbesondere Aktien, Immobilien, Gold, sowie Investmentfonds, die sich aus diesen Werten zusammensetzen.

The term "real assets" refers to a broad category of investment options that are characterized by the fact that they are tangible (as opposed to stocks, bonds, and CDs which are "paper" assets.) focus on quality

I think it's just a fancy way of saying they're placing more of a focus on the quality of the stocks they invest in. You could also say "increased emphasis on stock picking".
