نسبة الخصم (i)/مدة الإيجار (n)
(i): This refers to the discount rate, also known as the cost of capital. It represents the interest rate that should be used to discount future cash flows to their present value. In the formula shown, "(i)" is multiplied by the future value (FV) to calculate the present value (PV) of the rental payments.

(n): This refers to the term or duration of the lease. It represents the number of periods (usually months) for which the rental payments are expected to be received. In the formula shown, "(n)" is used to calculate the present value annuity factor, which is used to discount the series of equal rental payments.

معدل/نسبة الخصم (i):
يُطلق عليها أيضًا "تكلفة رأس المال"، وهي تمثل معدل الفائدة الذي نستخدمه لخصم القيمة المستقبلية للدفعات الإيجارية إلى قيمتها الحالية

مدة الإيجار/عدد الفترات (n):
تُمثل مدة أو فترة عقد الإيجار، أي عدد الفترات (بالشهور عادةً) التي نتوقع فيها الحصول على دفعات الإيجار

ويتم بذلك حساب القيمة الحالية للإيجارات عن طريق عامل الخصم كالتالي:
