The process of unlevering and relevering beta for estimating the cost of equity will be illustrated for the development of the cost of equity for a waste to energy facility.
A waste to energy facility combusts municipal solid waste and uses the residual heat from the combustion process to generate steam that is conveyed through a steam turbine to generate electricity.
A waste to energy facility has risk characteristics associated with the waste management industry but also generates electricity so the guideline public companies selected are involved in the waste management and electricity generation industries.
Guideline public companies are selected to reflect the risk profile for the operation of the waste to energy facility (See Slide 28).
