German to English Law/Patents Law: Contract(s) Leases
"Von der Bestandgeberin kann aus wichtigem Grund iSd § 30 MRG gerichtlich und unter Einhaltung einer Frist von 12 Monaten jeweils zum Monatsende aufgekündigt werden."

Does this mean "terminate through legal action?" That is my guess.

@ Phil If the lessee leaves voluntarily, there won't be a "gerichtlich" termination - it will be by consent and court action will not be needed. I think this means unilateral termination by the lessor through the court

I agree That was what made me post the question: I don't see the point for "gerichtlich" either.

Never mind I've looked it up, and it's a list of circumstances in which the lessor can terminate the lease for cause (aus wichtigem Grund). I don't understand why it has to be "gerichtlich", though - supposing the lessee is asked to leave, and does so willingly?

Legally terminated

"Gerichtlich" means simply "legal(ly)", this is therefore the simplest translation. Your suggestion implies action (the word 'action' tipped me off), which is absent, in my opinion, from the original text. "Legally terminated" exists in thousands of contracts, as per Google.
