agree Richard Purdom : I agree it is best to be precise here, and talk about 'usage' otherwise the 'passing of time' won't fit easily either. i would use 'careful' for 'prudente' though.

I view 'careful' or 'prudent' as the best translations for 'prudente' and 'use' as absolutely the most idiomatic rendering of 'utilización'.

contract of what? - tenancy, commercial lease, bailment, deposit or a drugs trial etc.
Example sentence:

The common exception for “reasonable wear and tear” exempts a tenant from liability ... and prudent landlord would repair”; and “in good and tenantable repair”.
