Ohne Ansatz

German to English Law/Patents Law: Contract(s) Lease Agreement
While "Ansatz" already has many glossary entries, I'm not 100% if any actually apply to this context, and I have absolutely NO idea as to what it might mean in this context. I haven't found any German sites that might shed light on the meaning. It is part of a list that specifies the areas to be leased in a commercial lease agreement. There is no mention of price/rate in this part of the agreement. This word is not used anywhere else in the contract. Can someone please enlighten me as to what it might mean?

I think this may mean that a pricing per unit area will not count those that are marked "ohne Ansatz". Here are examples where "ohne Ansatz" is used that way:

A translation might be "without charge" or "not counted"; however, I am not familiar with any possibly established applicable technical terms or language.

Note the clue: the term is always followed by brackets in the quote.

Doesn't matter that no price or rate is mentioned in that part of the Lease, since no value is assigned.

Merci vielmals! It does look like an accounting term, whilst 'unestimated' would be incongruous with the measurements that follow.

Little more than a guess, I'm afraid.
I'm thinking of the 23rd meaning of "ansetzen" in my source: anlehnen. This would ´mean that the "Fläche" in question has been measured without the slopes leaning up to it or the structures supporting it, etc.

entry can also mean Ansatz, it seems ... maybe this helps, even though I have never heard it used that way in my entire German life before ...
