Quartierüblichkeit

German to English Bus/Financial Real Estate Lease agreement
Please does anyone know what the phrase "Orts- und Quartierüblichkeit" might refer to in the context of a Swiss lease agreement? It's in the section dealing with adjustments torent. Many dictionaries give 'local practice' for Ortsueblich. Thank you for your help.

6.5 Mietzinsanpassung

Ist der Nettomietzins nicht indexiert kann er jeweils entsprechend den Veränderung der Kostenstände oder entsprechend der Veränderung der Orts- und Quartierüblichkeit sowie aufgrund von Wertvermehrende Investitionen unter Einhaltung der Vereinbarten Kündigungstermin hin angepasst werden.

Quartierüblichkeit In this context: rents customary for a certain part of town. Customary rents in certain quarters of certain towns in Switzerland can be a lot higher that in other parts of town because of e.g. unobstructable lake and/or mountain views. If--due to increased demand--these rents are raised even more, you won't have any grounds for complaints.

I would normally say local practice, but i don;t think that fits the context here.
