you could also use "ceases to be valid/becomes invalid"

the title deed serves no useful purpose [if the new owner fails to register....]


"pierde su utilidad" is not quite the same as "deja de tener validez". The expression seeks to convey not that it ceases to be valid but that it serves no useful purpose.
