当該物件は人気のある地域に立地しているものの、100㎡を超える専有面積を有する住居についてはグロス金額がはってしまうため空いてしまうと埋まらない

Can anyone help with what グロス金額 means here?

Yes, I would think so....グロス=総金額ということですから、購入者の支払う税金とかが高くなり、買い手がつかないということでしょうか?I guess it depends on the author of this document.

But if owner pays the amounts, why would the property 空いてしまうと埋まらない? Wouldn't prospective tenants find that attractive?

As you acknowlegde it, "gross" represens the rate or price including sales commission and expenses or whatsoever, however, we Japanese use, just transposing or translating "gross" into Japanese kanakana, "グロス" in our daily life, especially as stock or property market term. I think it is the point how "金額" out of "グロス金額" shold be translated. "Gross amount" looks reasonable for this situation.
