Для того, чтобы произошла передача имущества, нужно, чтобы одна сторона добровольна передала имущество - transfer, другая - добровольно приняла (в том смысле что согласилась принять и приняла) - accepts.

Yes, when you are talking about legal property rights, not only the fact of receiving is important, but the intent, too, and both act and intent are better rendered by "accept". Thank you!
