Ich vermute, dass es (es handelt sich um eine Garage) um ein Teileigentum geht, dass sich nicht von den anderen Grundstücken trennen lässt. Aber was bedeutet UNA ONCE AVA PARTE INDIVISA?? AVA???

una onceava parte ist "ein Elftel" (1/11). En mis traducciones suelo poner esto de la parte indivisa de esta forma: ist zu 1/11 Eigentümerin des ungeteilten Miteigentums. Espero que te sirva.
