Полсе консультации с адвокатом по недвижимости, именно на этом термине я и решил остановиться, как на наиболее нейтральном. Ибо! (Ох, люблю я это слово...) Термины DEED, TITLE и пр. являются достаточно специфичными для каждой взятой в отдельности страны. Например, в Канаде такой документ будет называться TRANSFER / DEED OF LAND. Ясно, что слово LAND здесь может многих ввести в заблуждение.

  -> You know that translation does not have to be done word by word. "Certificate of title" means a document certifying the ownership title of somebody to a property/real estate/apartment/house/land.
