Diese «Allgemeinen Vertragsbedingungen» regeln die Rechtsbeziehungen
zwischen Gast (nachfolgend «Mieter») und Vermieter/
Eigentümer (nachfolgend «Vermieter»). Sie sind für Vermieter wie
auch für Mieter verbindlich und fester Bestandteil des Gastaufnahmevertrages,
welches die Buchungsstelle dem Mieter in der Form
einer schriftlichen Buchungsbestätigung mit oder ohne Rechnung zustellt.
Gruppenunterkünfte haben nicht selten Sonderregelungen für
Schulklassen und begleitete Jugendgruppen, die von diesen Bedingungen
abweichen. Solche Sonderregelungen sind diesen Vertragsbedingungen
übergeordnet.


In a normal rental arrangement, I would probably refer to the parties involved as "Lessor" and "Lessee" and the agreement as a "rental agreement." However, these arrangements are supposed to be of a short-term nature (e.g., schoolkids on vacation). The client stated that "Es geht tatsächlich um kurzfristige Mietverhältnisse, da es sich um Ferienwohnungen resp. -unterkünfte handelt."

So I was wondering what the best possible wording would be.

I would still use "rental agreement" for short-term rentals (vacation condos, etc.)

"Lessor" and "lessee" are OK, but "guest" and "owner" may be better.
