Under the law, each of the parties may, with three months\' notice terminate any agency contract concluded for an undefined time. Even if a term has been specified by the contract, it may also be terminated ***on cogent grounds***. However, there are some clients/ agencies that won't accept ANYTHING other than 'just cause' - though, in sublets in the UK, the landlord's licence is not to be 'unreasonably withheld' -> Ger equiv. in my exp. = darf nicht ohne wichtigen Grund verweigert werden.
