The other day one of my friends called and said they had heard a Realtor advertisement on the radio in which they were talking about a "side commission". They asked me; "What is a side commission?". In almost all Real Estate transactions the property is listed in the local Multiple Listing Service (aka the MLS). The listing Realtor places the property on the MLS and agrees to co-operate with all the other Realtors to show and sell the property. The comission is divided into two "sides", one side is called the "Listing Side (of the commission)" and that percentage goes to the Listing Broker. The other side is called the "Selling Side" and goes to the Broker that actually writes the sale, which may or may not be a different Realtor than the listing Broker. It normally works something like this; The total commission agreed to by the Seller in the Listing Agreement is 6% of the total sales price. The Listing Broker agrees to co-operate with other Realtors by placing the property on the MLS and to pay the Selling Realtor a percentage of the overall commission for their efforts. For this example, let's say the Listing Broker decides to offer the Co-operating Selling Realtor 50% of the commission which is 3% of the total sales price. So in our example the "Listing Side of the Commision" is 3% of the total sales price and the "Selling Side of the Commission" is also 3%. Co-operating with other professional Realtors 'by placing your property on the MLS is one of the most powerful marketing tools available to market your home, gives it tremendous exposure, and is a great benifit to both Sellers and Buyers.
