I believe it will be hard to make a comparison with what happens in Brasil - at least from what I have seen in my town - and my bother-in-law is a real estate broker here also - there does not seem to be"listing brokers" here and no MLS either - I have seen quite a few houses for sale with 5 or 6 different real estate broker's signs on them - so no one seems to have an "exclusive" and "quem chega primeiro.. leva"

In the USA - the "listing agent" finds a property to be sold (or is contacted by the property owner) and convinces the property owner that the "listing agent" will represent the home owner's interests - the listing agent does an analysis of the property's worth based on similar sales in the same area and signs a contract with the property owner(s) to represent him/them. In the USA there is a system called MLS - the "listing agent" or "listing broker" (if he so desires) places the property in the MLS with pictures and description and the desired price etc. a "Buyer's agent" or buyer's broker will contact the "listing broker" and try to sell the property to his client - or the "listing broker" may sell the property by himself to an interested buyer. Getting the "listing" means that the "listing broker" is guaranteed part of the fee for selling the property - even if it was not the "listing broker" who found the buyer and completed the sale.
