No intuito de colaborar com a consulente no sentido de encontrar a tradução mais adequada, compartilho o resultado de uma pesquisa adicional, de forma alguma exaustiva, mas que demonstra uma certa tendência. Resumindo o resultado:

1. Não existe uma definição jurídica de "broom clean".
2. Todos os sites pesquisados enfatizam a necessidade de o imóvel estar limpo ("varrido", "aspirado" ou simplesmente "limpo").
3. Quatro deles (ou seja, quase 70%) mencionam "[sem] pertences pessoais".
4. Entre outras coisas, o imóvel não pode ter "detritos", "lixo", "entulho" e/ou "refugos".

Será que existe uma tradução simples que dê conta de tudo isso?

PS: A meu ver, nenhum comprador deve deduzir que o imóvel estará lvre de pertences pessoais, lixo, entulho, etc. É por isso que o documento diz "broom clean" e não simplesmente "clean" ou "broom-swept". Existe uma diferença de significado considerável entre as várias traduções que estão sendo propostas aqui! Já que a exatidão é extremamente importante numa tradução jurídica, talvez valha a pena consultar o cliente neste caso, levando-se em conta que pode haver um provável viés ("bias") de entendimento por cada uma das partes!
