Een aanhuurmakelaar werkt in opdracht van de huurder en behartigt zijn of haar belangen. Hij zoekt bedrijfsruimte of woonruimte, begeleidt een huurder tijdens de bezichtigingen, voert de onderhandelingen, beoordeelt de huurovereenkomst en gaat mee met de sleuteloverdracht."

It seems that existing translations of sentences that involve both 'aanhuur' and 'verhuur' render these willy-nilly as renting vs. letting, leasing vs. renting, letting vs, leasing, without due care for the scope of these terms in English. So what's the actual difference? (Or perhaps the author is creating a specious distinction in order to present himself as perceptive?)"

The term aanhuur is often used by estate agents who look for a rented accommodation on your behalf. They often do this on a no cure no pay basis. The estate agent acquires the accommodation, negotiates a good price with the owner, draws up the contract and then rents it out to you as a client.

I don't think this term applies to (the principal of) a rental property website that receives a simple, standardised 'search and notify me' request activated in the website by a prospective tenant. This form of agency would require a formal agreement with/appointment as tenant agent.
