English translation: build-up of mortgage-redemption equity

Dutch term or phrase: opbouw aflossingskapitaal
I'm struggling with the various iterations of this phrase that recur throughout my source text.
They mean: how the borrower cobbles together the owed funds, i.e. partly through investment, partly by making monthly repayments etc.

For instance, there's a heading called "Het beleggingscomponent in de opbouw van het aflossingskapitaal"
"De samenstelling van de beleggingen in het op te bouwen kapitaal moet worden afgestemd op het risk profile van de klant", etc.

I'm also struggling a little bit with their use of the word "capital" to mean the loan. Does that strike any of you as odd?

cf. in DE: Ablösungsfinanzierung = (Zahn's fin. glossary) raising *equity* to repay borrowed funds.

NB: equity of redemption in EN land law means sthg else: namely right to pay off the mortgage after the due date has passed.

Asker: Can you explain to me how this is equity? I thought equity was meerwaarde? I'm very confused at this point about when it is correct to use the term "equity"

Asker: But is capital acceptable here?
