There is a difference between a same-mortgagor 'portable' mortgage and one transferable or 'one with equity of redemption assignable' to a new buyer. NB tacking of mortgage advances in EN law: mortgage advances to the same borrower and over the *same* property can be added together and move up to a higher priority. consolidation of advances: mortgages over *different* properties, but to the same mortgagor/mortgage borrower can be aggregated and again move up in priority as a composite loan.
