All information about the points system (or home valuation system) can be found on the site of the VROM (Ministry of Housing) where you can download a brochure containing all information on home valuation and the points system for independent housing (Brochure Woningwaarderings-/puntenstelsel voor zelfstandige woningen 1 juli 2007 - 1 januari 2008) Rental price and points system The rental value of an independent home is determined on the basis of a points system (woningwaarderingsstelsel). The points system expresses the quality of an independent home in points. An independent home is a home with its own entrance and own facilities (e.g. kitchen, toilet etc.). The number of points is determined by the quality, size, location and facilities of the home. The total number of points indicates the maximum rental price for your home. On the basis of this limit, you can determine whether the rental price (e.g. after a rental increase) is reasonable in proportion to the quality of your home. If you have a dispute with the landlord about the rental price, you can ask for advice from the Amsterdams Steunpunt Wonen or one of the Wijksteunpunten Wonen. Read more here (Dutch) |
